We became a limited company in 2000 and a member of ‘The National Approved Letting Scheme’ (NALS) in 2005. Estate and Letting Agents: Our friendly and well trained team of negotiators will help you find your perfect property. We will accompany you on your viewings and offer you any additional information such as feedback from previous tenants or any new information to help you find out about the area including transport links, local schools etc. We also offer more assistance on the ‘local knowledge’ part of our website or visitwww.upmystreet.com on each property listed. If you are a landlord we can provide viewing feedback via our unique landlord ‘log in’ section of our website, giving you access 24/7 and constructive advice to help you let your property as quickly as possible. We can even offer you fantastic deals on utilities for our tenants and a specialist tax planning service for our landlords.
Administration: Our administration department ensures all your paperwork is filled in correctly and works with our referencing partners on your behalf. We create your own personal tenancy agreement, ensure your standing orders are filled in correctly and send to your nominated bank.
Property Management: Our team coordinates and schedules all management issues for our managed property portfolio, ensuring all aspects of any job are looked after professionally and efficiently. As well as overseeing regular property visits, we also organise all of the required safety and licensing certification, as well as checkouts and handling any property maintenance. We have an out of hour’s number for any managed property emergencies. We handle the whole process from taking the initial call, to instructing contractors to quote, liaising with landlords where appropriate, through to the completion stage when the job is signed off.
Finance: Our finance department is responsible for collecting and if necessary, chasing of rents ensuring that our landlords receive their payments promptly. Itemised statements are sent monthly and assistance is given annually to help with tax return information. We are also responsible for looking after all the other aspects of finance and liaising with both landlords and tenants to help them whenever possible. We put our managed tenants’ deposits in the appropriate scheme and will offer help and advice to landlords handling their own deposits when requested.
